JD: Tenant improvement is an agreement between Launch and the landlord concerning the space we rent meeting the standards to start moving in equipment, or the landlord will compensate the tenant for any improvements needed.

How much of the real estate negotiations will I be involved in?

About John Day
John began his real estate career in 2007. Before joining Venture, his real estate career took him all over the country. John started his career with Judge Fite Commercial, working Landlord and Tenant representation and land sales. In 2011, John switched sides of the business after being recruited by Spirit Halloween as the Senior Manager of Real Estate. John also spent time in-house as the Director of Real Estate at Tuesday Morning.
In 2017, John returned to brokerage with The Weitzman Group as Vice President of Portfolio Leasing, responsible for overseeing the leasing team for the JV Portfolio, formerly Cencor. John then took a master broker role representing Altitude Trampoline Park nationally. He played an integral role in the national placement strategy and site selection process for the franchisees, identifying over 500 big box locations throughout the country. John has seen almost every big box vacancy in the country—a fact that he is not sure if he is supposed to be proud of or slightly embarrassed.

This will mark Launch’s second location in New York, further establishing the brand’s growth on the east coast. Launch Entertainment of Syosset is expected to open in 2024, and will feature attractions such as indoor trampolines, bowling, arcades, virtual reality rooms, a bar and more.
“We are very eager to open our Launch Entertainment in Long Island,” said Wong, co-owner of Launch of Syosset alongside his business partners. “My partners and I were childhood friends, and we always wanted to operate a business together. After becoming parents, we decided to pursue an endeavor that caters directly to families like ours and is also a highly lucrative business model. Prior to joining the Launch Entertainment team, Wong was in the hospitality industry for about 19 years, owning and operating a motel. The deal will include the development of a new park in Raleigh, marking the concept’s second location in North Carolina. The agreement re-establishes Launch Entertainment’s strong East Coast growth as one of the multiple upcoming locations in the region. Launch Entertainment of Raleigh is expected to start construction later this year and will feature attractions such as ninja course, bowling, indoor trampolines, arcades, and more.
“After being involved in the childcare industry for five years now, I wanted to utilize my skills in a new way and expand my business endeavors, and the family entertainment industry was a great move for us to make with the alignment in values and operations,” said Kamlesh. “Launch Entertainment is a fast-growing entertainment franchise and Pragnesh and I wanted to be part of this exciting growth. Prior to joining the Launch Entertainment team, Kamlesh earned a Bachelor’s and Master’s degree in computer science from New York University and went on to work in IT and management for 25 years. He later moved to North Carolina where he now owns and operates two childcare locations in Apex and Holly Springs. Pragnesh has a Bachelor’s degree in computer engineering and gained strong business analysis skills by working at a multinational company for more than 10 years. In 2017, he moved to North Carolina to pursue his own convenience store and gas station venture. Kamlesh and Pragnesh are bringing with them their robust business knowledge and management to aid the opening of their Launch location.
